We would just like to say that the excellent service we have received this far from Sylvia and Georgi. We are an English couple looking online for a property in Bulgaria and came across a house we liked. We arranged a time and place for Georgi to pick us up from and he was there on time. He drove us around to see the two houses which none were right for us. After chatting with Georgi he told us he had a project going on, he showed me some pictures and soon as I saw the windows which I know is strange but I knew that was for us. We drove another 2 hours to his home town and Sylvia booked us in to a hotel. That night we ate and drank with Georgi. The next day we viewed the property and agreed on a price and all the work that his builders would undertake. He keeps us well informed via videos on whatsapp of progress as we’re in no great hurry and I must say the work being done is 1st class.
Now to Sylvia. She arranged all the contracts for us to sign, met me at the airport and took me to the notary where she had a translator there to go through the papers so I could understand. Sorted out my bulgarian bank account and has now sent our deeds translated in English for us. I’m so glad we found these 2 lovely people and wouldn’t hesitate in using them again or recommending then to anyone!

Sylvia and Georgi you are simply the best team….. After we had found a house that we were interested in you picked us up from the airport and organised super good hotels where we felt at home right away. You also arranged the appointments with the bank and the notary and were there the whole time to translate everything. In addition, we got so many tips and tricks from both of you, during the drive from the airport to the hotel and later to the house inspection, which saved us a lot of money. Everything went so perfectly and smoothly. After it was clear that we were buying the house, we gave Sylvia power of attorney so that she could complete everything. She was just great, not only taking care of the house, but also making sure that the electricity and water were transferred, taking care of the taxes, and translating official documents into English and German.
Since we arrived in Bulgaria, Sylvia has also helped us to get our residence permit (lichna card) and to register our car. Again, she went with us to the authorities. Georgi helped us to establish contacts with construction companies, and he is very knowledgeable about cars and mechanics. Georgi is always the ideal contact person when it comes to extensions or alterations to the house or garden. Through his contacts to contractors, but also to building material dealers, you get the best offers and prices. But he is also the first contact person for car import, car purchase on site or repair. Through these two, all mistakes that can arise when buying a house, dealing with the authorities and mobility are excluded from the outset.
Georgi and Sylvia speak perfect English, have a great sense of humour, are extremely knowledgeable and simply a perfect team.
We would recommend them to anyone looking for a new home in Bulgaria.

We bought a house in Bulgaria at the end of October 2022 with a lot of help from our brokers Silvia and Georgi. All the houses seen up to that point were pure disappointment. Following a recent property purchase in NE Bulgaria, I am writing a short review about my recent experiences.
I have never been the easiest of client, but that has not been a problem for Sylvia and Georgi. My requirements were high and my expectations of finding something a property to meet my requirements were low.
I did not expect a good reception as I thought I would be seen as a time waster. I knew I had a struggle given the stage that I was setting and the baggage that was being carried in the background. But Sylvia and Georgi has been most helpful and have made the situation work. Long may this continue.
Georgi and Sylvia are very friendly and their grasp of the English language put me at ease. My Bulgarian is nonexistent at this stage, but the country and the people are what made me want to live in Bulgaria. The language is something I am trying to learn, but thankfully Georgi and Sylvia have made the transition into my new property painless. Things still need to be done from my end – and I am still being a pain to Georgi and Sylvia with the complicated situation, but they are able to accommodate me when I need them.
If you are planning on buying a property in Bulgaria, you can do a lot worse than choosing Georgi and Sylvia to help you on your journey. I have had a friend also buy from them a few years ago (I didn’t know at the time) and his journey was as painless as mine.
Overall, Georgi and Sylvia will point you in the right direction and help in your property purchase. Don’t expect the hard sell, but do expect a genuine experience.

I came across Georgi and Sylvia at the end of a marathon 1400km and 50+ property viewings and I was becoming disheartened that I’d find the property we wanted. I found Georgi to be plain speaking and honest, a rare trait in Estate agents in general. I discussed what I was looking for and showing good initiative he found the property we wanted within a couple of hours, now that’s how to do it!
Sylvia sorted out the paperwork and we managed to get the deposit done and contracts sorted within 24 hours as I had to return home. Georgi and Sylvia managed all the paperwork smoothly and there were no problems opening bank accounts etc and paying the seller using Power of Attorney.
They also very kindly collected my wife from Yambol, took her shopping and took her to our new house as I couldn’t be there unfortunately. And their services don’t stop after the completion of the purchase of the house. They also arranged our residency and made it easy for us, took us to KAT to sort out the car (that’s an experience!) at no extra cost. Nothing was too much for them, Sylvia has shown a calm and professional manner that is a credit to their business. Even now, we can still approach them for for information and help regarding tradesmen or work we want doing on the house.
We would happily recommend this estate agency to anyone who wants a first class service that doesn’t just finish when the sale is complete. You two are great people.

We found our perfect property with the help of Sylvia and Georgi in June 2018. Sylvia was brilliant in recommending suitable properties, arranging the viewings, and always responded to our queries in a timely manner, which gave us confidence before we even arrived.
Georgi came to pick us up from our hotel on our second day in Bulgaria and showed us around 5 or 6 properties, one of which was perfect for us, in a quiet village an hour from the sea and airport. After purchasing our house in Dobrich with Georgi and Sylvia’s help(invaluable help too) We decided to divide a rather large bedroom into two rooms sounds very simple, there was some major building work to create a window by knocking a hole into the main wall outside, and cutting a doorway through into the landing, putting in the new lighting and moving the switches on the landing. We had no idea how we could achieve this as we are not in residence there and it is our holiday home.
Low and behold Bulgarianproperties4 sale were once again there to help us. Don’t worry Goergi said we will look together and I will make this happen using my builders. Our house happens to be a 3.5 hour drive from where they are based, however, with a few ideas and changes to to our design all with Georgi’s guidance and before we flew home to the UK I had a fully itemized quotation from Sylvia (Georgi’s wife)and giving me an estimated start date. I was amazed at how thorough this estimate was. The work was completed last week, with the builders cleaning the house when they had finished, laying an immense amount of gravel to the rear of the property fitting a new hob and cooker and making a lovely new bedroom. The standard of workmanship is fabulous and guess what it did not go over budget either the price was as quoted.
These two people run this family business professionally complete everything they say they will and even more. I would recommend their services to anyone who is thinking of carrying out renovation or rebuild work they truly are brilliant. (Please take their advice they know best way forward)(oh and don’t stress because it will be done)

The service given by Sylvia and Georgi of Bulgarian Properties 4 Sale Ltd, was second to none.
I had my house in Starosel on the market for about 18 months with another agent, who wasnβt getting many viewers at all. That Agent had me sign a contract, this was a stumbling block. Luckily Sylvia told me there are no such thing as contracts and sole agency agreement but I had signed it. Therefore I asked to leave this contract.
A week or more before Sylvia had a viewing, the viewers were looking for a good location, good town and a nice house. Still though, they went off to view other properties. A day after I got out of contract with the previous agent, they came back with an offer, which was acceptable.
The service given by Sylvia and Georgi meant all the leg work was done by them. I had given them POA for the Preliminary contract initialisation, although I was worried about this at first (not knowing who they were). In the end, my worries were soon put to rest as they were really professional in the manner and execution of all the transactions.

If you are looking to use an estate agent to buy your property in Bulgaria I would highly recommend using Sylvia and Georgi at Bulgarian Property 4 Sell. I used many different agents in my search and found them to be the most fair and honest….especially with regards to viewing cost! Georgi was helpful and knowledgeable regarding any possible construction or renovations needed to properties and Sylvia is just a wealth of knowledge you can tap into regarding …well pretty much most stuff. The legals were all carried out efficiently and swiftly and even after sales service has been fantastic, with Sylvia answering a multitude of questions from myself even after I arrived at my house in Bulgaria. In March 2015 we started looking for a property in Bulgaria. After finding Bulgarian Properties for sale online we arranged to visit at the beginning of April.

Where do you start when the service you have received is just so good that you have difficulty putting it into words!! Well that is what happened to us, when we ‘stumbled’ across Bulgarian Properties 4 Sale on the Internet. Everything positive just went from there.
On meeting up with Georgi and Sylvia in Varna, and spending the day being driven around – not only being shown the houses we’d previously short listed as being suitable, they inadvertently gave us a ‘sight seeing’ tour we could never have imagined – Georgi going out of his way to show us things in the most open and frank manner, and explain little details of all things Bulgarian along the way. Everything was extremely relaxed and showed that Estate Agents do not have to follow the English model. Chalk and cheese springs to mind!!!
Next step – meeting up to view houses in the Yambol area – again flawless with excellent communication – and it just had to be the very last property (a day before we were due to fly back) that ticked all our boxes. “No problem” was the response from Georgi and Sylvia “leave it with us” – and so we did without a moment of uncertainty on our part – ‘cos between them they just radiated confidence and trust. And we were right – everything has been completed, they have kept us informed throughout and we are now planning our route to drive to our beautiful retirement house in the middle of January.
Without a doubt anyone in a similar position to us would be absolutely crazy not to, at least, consult with Georgi and Sylvia from Bulgarian Properties 4 Sale as we are absolutely convinced you will receive a 100% + service.

Coming close to retirement and upon some research I decided that a move to Bulgaria would offer a financial advantage and present me with easy reach touring areas out of the usual tourist destinations. I was very fortunate to discover a property in the Elhovo area, being handled by Bulgarian Properties 4 sale. I contacted the Managing Director, Georgi Stankov by e-mail and arranged a viewing. I was met at the airport by Georgi and his sales Manager, Nick. They ran me to an Hotel Which was pre-booked by Georgi and arrangements were made for a visit to the property the following morning. Although I decided there and then to purchase the house, Georgi and Nick organised further viewings to other properties over the ensuing week. This was to allow an accompanying friend the opportunity to consider a possible future purchase. As I had declared my intention to purchase, no charge was made for this service. Within a few weeks all property transfers were smoothly undertaken under the direction of Georgi and his lovely partner, Sylvia. Georgi also arranged and supervised some improvement work on the house over the coming weeks. We did want to take a few moments to share our feelings about our brief encounter with yourself..
In short, the service you both provided was exemplary, far beyond the call of duty and undoubtedly exceptional. At ridiculously short notice you stepped in, collected us from the airport and rescheduled our entire itinerary into a sensible and productive programme of viewing the extensive list of houses we presented you with.
You quickly recognised our rather wide and ill defined criteria and skilfully adjusted our viewing plan to make the best of our short visit. You made the very long journeys between one region and another informative, descriptive, jolly good fun and absolutely stress free. How on earth we thought we could to do that travelling, covering such great distances and locate our list of properties alone and without assistance heaven only knows!! Rearranging our hotel bookings to better facilitate our trip was also done with such good grace and diplomacy, making each last minute change of plan seem uncomplicated and effortless, although we know it was certainly not that easy!
It took you no time at all to assess our needs and requirements, finding and suggesting similar properties which suited our specific tastes and particular idiosyncrasies! Again this was executed in a non pushy, inclusive and informed manner which was incredibly helpful and educational.
The concluding legalities on our last day at first appeared to be a momentous task, but here again you ensured a seamless, traightforward process was afforded us, resulting in a quick and anxiety free closure of business.
We arrived with a tainted, compromised and cynical view of estate agents, born from our extensive dealings with a variety of them in this country, but you up ended this mind set and soon had our undivided attention, trust and respect.
We feel incredibly and un-typically lucky to have stumbled across you both and are sincerely and deeply grateful for you unprecedented help and support. We will, without question, sing your praises to anyone who expresses an interest in living part or full time in Bulgaria. Needless to say we are now chopping at the bit to tie up our affairs here and relocate to the beautiful home you helped us find!
